Earnest Money / Deposit
For In-Person Bidders:
- A non-refundable earnest money deposit equal to 10% of the total purchase price is due on the day of the sale.
- Earnest money may be paid by personal check or business check.
- In-person bidders must also present a valid driver’s license and either proof of funds or a lender pre-approval letter
at the time of registration on the day of sale.
For Online Bidders:
1. Pre-Auction Requirement: All online bidders must wire $50,000.00 to Noel Auctioneers’ escrow account no later
than 24 hours prior to the auction to be approved to bid.
2. Winning Bidder Requirement: If you are the successful online bidder, your total non-refundable earnest money
deposit will equal 10% of the total purchase price.
- The initial $50,000.00 deposit will be applied toward this 10% requirement.
- If the 10% earnest money exceeds $50,000.00, the balance must be wired within 24 hours after the auction’s close.
3. Non-Winning Bidders: Your $50,000.00 deposit will be returned within 24 hours after the auction if you are not the winning bidder.
Buyer’s Premium: A 10% Buyer’s Premium will be added to the highest bid to determine the final purchase price.
Purchase Contract / Default: The winning bidder must execute the Auction Purchase Contract and deliver all required earnest money funds within
the deadlines stated. Failure to do so will result in forfeiture of the earnest money deposit, and the seller and
auctioneer reserve the right to pursue all legal and equitable remedies.
Closing: The balance of the purchase price is due in full at closing, which shall occur on or before 45 days after the auction. All
real estate taxes will be prorated for 2025 as of the closing date. Buyers shall be responsible for their portion of
closing costs.

Auction Method & Bidding Extension: This is a live on-site auction with simultaneous internet bidding. The bidding will continue until all bidding activity has
slowed. At that time, the Auctioneer will announce “fair warning” to both live and online bidders before declaring the
property SOLD. Please note: there is no fixed ending time for this auction. The Auctioneer has full discretion to
determine when bidding has concluded.
Technical Issues: In the event of technical difficulties (server, software, or internet failure), Noel Auctioneers & Real Estate Advisors
reserves the right to extend, suspend, or close bidding. Registered bidders will be notified via email.
